Mr. Cali Offers

Fair offers. Fast closes. Real solutions.

Two numbers.
Your math.

Skip the showings and the repairs. Tell us about your property and you get a written cash number from our California buyer network, with what listing would likely net beside it. You pick the closing date, or walk away.

  • Cash offer in writing
  • You pick the closing date
  • Zero obligation

Start with your address

Two minutes. No account, no credit check, no obligation.

We'll never publish your address or sell your information.

Why sellers take the cash

Certainty, on your calendar

A cash buyer isn't waiting on a lender, an appraisal, or a loan committee. That changes everything about how a sale goes.

You pick the date

Close as soon as title is clear, or months out if you're waiting on the next place. Your timeline, not the market's.

Nothing to fix

No painting, no staging, no contractor bids, no cleanout. What's there is what we buy.

No showings

No sign in the yard, no open houses, no strangers walking through on a Sunday afternoon.

It actually closes

No loan means no financing fallout. Roughly one in six retail escrows falls apart — cash doesn't.

How it works

Three steps to a number

Tell us about the property

Address, size, and a few details about the home. Two minutes on your phone — no account and no credit check.

We shop it to our buyers

Your property goes to the California investors and buyers in our network who are active in your area and price range.

Review your offer

After the walkthrough you get the cash number in writing, with the comps and deductions. Accept it, counter it, or walk — there's no fee either way.

Any home, any situation

We make offers other buyers won't

Our buyers aren't looking for a perfect house. They're looking for a straightforward seller. If any of these describe your situation, you're exactly who we work with.

Inherited a property
Relocating for work
Downsizing or retiring
Divorce or separation
Tenants in place
Home sitting vacant
Repairs you'd rather skip
Dated and never updated
Full of belongings
Behind on payments
Owning two homes at once
A listing that expired

Take what matters to you and leave the rest — furniture, appliances, boxes, vehicles. Cleanout is handled after closing.

Not sure yet?

Two ways to sell. We'll tell you which fits.

Cash isn't right for every home. If yours would do better on the open market, one of our agents will say so and take the listing instead.

Fastest

Take the cash offer

Sell as-is to a buyer in our network. Speed and certainty, with none of the prep work.

  • You pick the closing date, once title is clear
  • Sold as-is — no repairs or cleaning
  • No showings or open houses
  • No commission or repair costs to you

  • Tier one gets first lookBuyers who close consistently move up and see new inventory before it goes wider.
  • Statewide reachMembers buy across Southern California, the Central Valley, and the high desert, with new markets opening as volume supports it.

Straight answers

Questions sellers ask

How fast can I actually close?

Once title is clear, the closing date is yours to pick. If you need longer — waiting on the next place, finishing a school year, sorting out an estate — say so and the closing date gets set around you.

Do I have to fix or clean anything?

No. No repairs, no painting, no staging, no cleanout. Take what matters to you and leave the rest — furniture, appliances, boxes, even vehicles. That's handled after closing.

What does it cost me?

Nothing to get an offer, and no commission on a cash sale. Your loan payoff, any liens, and standard closing items come out of the proceeds like they would in any sale.

Am I obligated once I request an offer?

No. Requesting an offer commits you to nothing. You can accept, counter, take it to your attorney, or ignore it entirely.

How does the cash price compare to listing?

A cash offer is below what the open market would likely bring. Our buyers are investors — they purchase as-is, take on the repairs, holding costs and risk, and resell for a profit, so the offer reflects that. What you're trading for is speed, certainty, and not spending anything on prep. If your home would do well listed and you have the time, we'll tell you and hand you to one of our agents instead.

There are tenants in the property.

That's fine — mention it on the form. Occupied property is normal for our buyers. California tenant law is strict, so don't try to move anyone out on your own; let the buyer take the property as it stands.

I'm behind on payments or still in probate.

Both are workable, and both have deadlines that matter. A trustee sale date or an open probate narrows your options quickly, so call rather than wait. If your situation needs an attorney first, we'll tell you that too.

Who am I dealing with?

Mr. Cali is a licensed California real estate brokerage. Cash offers come from independent investors and buyers in our network who purchase property for their own account. If listing turns out to be the better move, you work with a licensed Mr. Cali agent under a written agreement.

See your number before you decide anything.
