Who makes the offers

Cash offers come from independent buyers and investors in the network who buy for their own account and may resell the property for a profit. They are not acting as your agent and do not represent your interests in the purchase.

A cash offer is usually below the open market

A cash offer for a house as it sits is generally below what the same house would bring listed on the open market after repairs, preparation and time. That is why every seller also gets the open-market read on the same house, with the costs of selling subtracted, so the two nets can be compared. When the open market nets more, the recommendation says so.

Every offer depends on the walkthrough

Offer figures depend on the in-person walkthrough and the comparable sales on your blocks. No figure is final until it is written after the walkthrough, and every offer is subject to title and a signed purchase agreement. Closing dates are set once title is clear and are not promised before the walkthrough.

Estimates are not appraisals

Any value shown on the site or in a written report is a preliminary estimate, not an appraisal. Certified appraisals are performed only by state-licensed appraisers; this site does not perform them.

Listing representation

Mr. Cali Offers refers sellers who choose the open market to independently licensed California real estate agents who work that neighborhood, under a written agreement. Referral terms between Mr. Cali Offers and an agent are agreed in writing before any introduction is made. A license can be checked on the California Department of Real Estate public lookup.
