Mr. Cali Offers Launches Statewide Cash Property Purchase Program From Claremont, California

Mr. Cali Offers today announced a statewide cash property purchase program that accepts inquiries from property owners anywhere in California and reviews each property individually. Direct purchase offers are made by Mr. Calli LLC, the program's purchasing entity, based in Claremont.

The program is meant for owners who value a simple, predictable sale over time on the open market: inherited and probate properties, trust sales, homes that need repairs, tenant-occupied rentals, properties with unpermitted additions or fire and water damage, owners behind on payments, and owners who live out of state. Houses, condominiums and townhomes, duplexes and triplexes, small apartment buildings and land are considered.

"Most owners who call us are not asking for the biggest number on a flyer. They want to know what they would walk away with, when, and what could still change before closing," said Anthony Grynchal, founder of Mr. Cali Offers. "So every offer comes with its conditions written down, next to an estimate of what a traditional listing might net, and the owner decides."

How a direct purchase works

An owner shares the property address, property type, desired timeline and contact details. After a walkthrough and review of the property, Mr. Calli LLC may make a written offer. Offers may be available in as little as 24 hours when the property information and access are available. Qualifying direct purchases may close in seven days or less, subject to clear title and the documents escrow requires. Following the initial walkthrough and review, direct offers carry no financing or additional inspection contingencies.

What the seller pays, and what is excluded

For qualifying direct purchases, Mr. Calli LLC covers the seller's closing costs and charges no commissions or service fees, under the written purchase agreement. Mortgage payoffs, liens and other seller obligations are not part of that coverage; they are paid from the seller's proceeds, as in any sale.

Three paths, three separate agreements

Not every property is a fit for a direct purchase. Where it is not, an owner may be introduced to other investors, whose terms may differ from Mr. Calli LLC's and are set out in their own agreements. An owner may also choose a traditional listing with Grynchal, a California real estate agent with eXp Realty (CA DRE #01873626); listing compensation is negotiated separately. Mr. Cali Offers shows an estimate of the net proceeds from a cash offer next to an estimate of the net from a traditional listing, so owners compare what they would keep rather than the headline price.

Appraisals stay separate and optional

An appraisal is not required to receive a cash offer. Owners who want an independent opinion of value, for an estate, a trust or their own planning, can engage Mr. Cali Appraisals separately. Its residential appraisals are performed by Gordon S. Hall, a California Certified Residential Real Estate Appraiser (BREA No. AR003877), under their own engagement and independently of any offer, sale or listing.
